Kisah benar hari ini 7 Jan 2015.

Sewaktu berurusan dengan seorang networker pada malam ini ternampak ketidakyakinan orang ini dengan keikhlasan saya.

Kelihatannya seperti pemuda ini banyak bercakap dan mempunyai ramai kenalan sedara mara yg hebat.

Beliau cuba bermain dengan ayat-ayat kasta tinggi dan merenung tajam ke mata saya. Saya katakan kepada beliau jika anda tidak yakin dengan urusniaga ini, saya akan serahkan semula semua dokumen dan maklumat yg beliau berikan kepada saya pada malam tersebut. Saya bukan baru setahun dua dalam urusan perniagaan. Saya tidak mahu menjanjikan bulan dan bintang sebagai ganjaran kpd beliau. Sedangkan urusan ini belum pun bermula.

Akhirnya beliau akur dan mohon maaf kerana kekasaran bahasa beliau kpd saya pada malam ini.

Saya katakan kpd beliau rezeki itu ketentuan Allah. Apa yg saya nyatakan kpd beliau adalah sesuatu yg realistik dan munasabah pada pandangan saya.

Breaking News! Malaysia Airlines MH17 Second Tragedy in 2014

280 passengers and 15 crews were in MH17 Malaysia Airline Flight Boeing 777 from Amsterdam to Kuala Lumpur Malaysia. The last similar incident was in 1970s in Johor, Malaysia. Recently this year the whole world was shocked with the lost of Malaysia Airline flight MH370 that flew from KLIA to Beijing. MH17 was sucpected to be shot down by a Buk surface-to-air missile system from 10,000 metres heights at the border of Eastern Ukraine bordering to Russia. At this point of time the Minister of Transport Dato Seri Liow Tiong Lai and Dato Seri Najib Razak are rushing back to KLIA for further investigation and information from Malaysia Airline and related authorities. More than 100 dead bodies already found around the crashed area.

World-Class Theme Parks in Rawang


KUALA LUMPUR, Dec -- Property developer, DA Land Sdn Bhd, will develop indoor and outdoor world-class theme parks on a 20.4ha site in Rawang, costing a cumulative RM5 billion next year.

The mega development project, namely Two, is set to transform the development landscape along the northern corridor and is expected to be completed in 2018, Chief Executive Officer Derek Chew said.

The project will be partially funded by bank borrowings, while the balance through internally-generated funds," he told Bernama today.

The Two is designed to be a three-in-one theme park resort, a wholesale city and a mall outlet.

It will feature outdoor, semi-outdoor and indoor parks and gardens, with more developments expected in its future phases to make it the largest theme park of its kind in the world.

"The Two is a truly integrated development, each component drives the synergy of each other," Chew said in a statement to announce the launch of the project.

He said the unique location and the direct access to and from the North-South Expressway would ensure the project's future sustainability and its prospective status as an iconic Malaysian retail development.

"The Two can be a wholesale regional hub for Asean as Malaysia is a strategic point in Asia for travellers," he said, adding that it could be an ideal rest stop for long distance travellers along the expressway.

Chew said the Two was an ideal investment prospect as the hidden value of this project lies in the types of patrons it would attract.

"A retail investment in the Two is a golden opportunity," he added.

Alfranko Group coming to Malaysia Property Market

KUALA LUMPUR, Dec 13 - Europe-based Alfranko Group says its move to develop a commercial building in the country is a resounding endorsement of Malaysia as a preferred investment destination for multinational firms.

The project on Jalan Ampang, Novo Ampang, with a gross development value of RM400 million, is its maiden development in Southeast Asia.

The group, via its associate Alfranko Development Sdn Bhd, aims to penetrate the Malaysian property market, which it says is not overheated.

Vice-President Datuk Sergei Melnikov said the initial RM150 million invested in the 1.068 ha. flagship development will be utilised for land acquisition, construction fees and development charges.

The project, comprising a 38-storey single tower building with 421 suites priced from RM900,000 to RM1 million each, is set to launch in the first quarter of next year and slated for completion by 2017.

"We expect about 60 per cent of the total units to be sold locally to young professionals and property investors, with the other 40 per cent to foreign buyers from Singapore and China," Melnikov told Bernama.

Melnikov said the group will undertake a serviced apartment development project in Johor Baharu upon completing the Novo Ampang project.

"We have two pieces of land in Johor Baharu and the projects are for the construction of serviced apartments and offices, however they are still at a preliminary stage," he added.

Alfranko Group, a multi-award winning developer, is poised to be a major contender in the property industry in Malaysia and will continue to expand to Singapore and Thailand soon, said Melnikov.

With an established reputation in property development in Russia, the group is a major investor in the Automobile Centre in Moscow, one of the biggest all-in-one auto cities in Europe worth an estimated US$600 million.

Health insurance exchanges: Be ready to be overwhelmed

Twenty-four states now have been approved to set up their own health insurance exchanges, just seven months before people can start to enroll. That leaves the federal government to run 26 exchanges according to its own rules. No one’s quite sure yet what they will look like, but it’s becoming increasingly clear that many of them, at least, will provide an overwhelming range of choices for millions of people who may never have had to choose health insurance before. Here are four things people can expect from the new exchanges: 1. They will offer lots of choices. The 2010 Affordable Care Act requires insurance companies selling policies on the exchanges to offer at least four levels of coverage: bronze, silver, gold and platinum. As the names imply, they go from bare-bones coverage to the full works. This means they’ll be complicated. Massachusetts is the only state with a full health exchange system up and running. “Right now we have nine insurance carriers who offer plans on our site. We have 99 different plans from which people can choose,” says Stephanie Nichols, spokeswoman for the CommonwealthHealthConnector. A quick look shows six different plans available for a “gold” plan for a family consisting of one adult aged 27 and child, with $500 annual deductible and no co-insurance — meaning the insurer pays the whole cost of treatment, minus a small co-pay. The six plans range in price from $762 a month up to $1,476 a month. The website is designed to allow people to compare one plan to another, both in terms of cost and in terms of what each insurer offers, Nichols says. “You can put in the hospital that you would prefer to go to,” she said. Or you can search for particular drugs you take to see which insurer will pay for them. HHS has its own model “finder” here. Buyers also will have to fill out forms to determine whether they are eligible for a federal subsidy — something that is likely to take more than a few clicks on the computer. 2. They may offer far more coverage than you have now. The 2010 heath reform law requires insurers to meet a minimum standard of coverage. They all have to cover a package of what are called essential health benefits, which includes free preventive screening services for certain cancers, immunizations and maternity and birth control benefits; they can’t turn you away because you have have been sick before or are a certain age; they can’t charge you more if you are a woman, or from a certain ethnic group; and they can’t stop providing coverage just because you have become expensive. “It is going to be real insurance,” says Linda Blumberg, a senior fellow at the Urban Institute. “In the vast majority of states now, carriers can turn you down flat. That’s going to be prohibited.” So insurance provided on the exchanges is likely to provide far more coverage than what people can buy themselves on what’s called the non-group market. “It is important for people to understand that the non-group market today is, essentially, dysfunctional in every state,” Blumberg says. “It’s (often) not real insurance because there are so many holes in it.” Most Americans are covered by employer-sponsored insurance, or by government-provided insurance such as Medicare, Medicaid or the Children’s Health Insurance Program. Only a small percentage buy their own individual private coverage. “This is the place where people go when they don’t have other options,” Blumberg says. The exchanges are meant to fill in the gaps to allow more people to buy insurance — the Congressional Budget Office projects that 26 million people will buy health insurance on the exchanges by 2022. Now, says Blumberg, the private, non-group health insurance market is dominated by younger, healthy people, because the insurers are free to turn away customers they fear will cost them more. “It’s almost impossible to get maternity coverage in the non-group market today,” Blumberg said. “People end up getting policies that don’t cover chemotherapy.” She cites the case of a man in his 20s who found out he had an embolism in his brain — a potentially deadly bubble blocking a blood vessel. He needed emergency surgery, but had a cheap, bare-bones policy. “The hospital told him not to show up unless he had a check for $75,000, because his insurance policy wouldn’t say whether it would pay for the surgery,” she said. 3. This does, however, mean that some people who now have health insurance may end up paying more. “That benefit package is broader than what most people are buying today. While most people will get more comprehensive coverage, it’ll cost more,” says Robert Zirkelbach, spokesman for America’s Health Insurance Plans. “Even some people who are eligible for subsidies may have to pay more out of pocket for their premiums.” And new taxes on health insurance will cost each family about $350 a year starting in 2016, Zirkelbach says, citing an analysis by the nonpartisan Joint Committee on Taxation, because the insurers are certain to pass along the expense to their customers. The health insurance industry is also unhappy about limits on what’s called age rating. Currently health insurers typically charge a 60-year-old far more than they would change a 30-year-old. The health reform law limits this — insurers may only charge older people three times as much as they charge the youngest customers. “That means young people are going to pay more, just to cover older people,” Zirkelbach says. Blumberg agrees this may happen, at least at first. But the Affordable Care Act never promised lower premiums. It aims to reduce costs overall by keeping Americans healthier in the first place, so they don’t wait until they have a dire health condition, such as a heart attack, to seek care. “Some people are going to end up paying more at the beginning and some people are going to end up spending less. But will have a more functional market,” she said. And higher premiums will often be offset by lower out-of-pocket costs — insurance will have to pay for coverage that people currently often pay for themselves, and the two may balance one another out. 4. There’s no way to know now what a plan would cost you on an exchange. That’s because none are up and running yet. Health insurance costs vary by state, by age, by what coverage the policy offers, by whether a person smokes and by which providers and hospitals take part. “The cheapest plan for you is not going to be the cheapest plan for me,” Nichols says. “All the carriers have different premium rates.” Insurance companies will have to adjust their premiums based on how many people sign up. “There is broad agreement that for all these reforms to work you need broad participation,” Zirkelbach says. “If the only people who take part are those who are older and who have high health care costs, then it is going to be unaffordable for everybody,” he added. “Young, healthy people need to join the insurance pool.” The law is designed to encourage people to sign on, and it now allows older adults to carry their adult children until age 26 — a way to get people aged 18 to 26, who notoriously skip health insurance, into the insurance market. And there’s the controversial fine, now defined as a tax, for people who don’t get coverage. But Zirkelbach says it’s not clear whether people who consider themselves healthy and at low risk will buy insurance. “Will those people still decide to buy coverage, or pay a penalty that’s as low as $95 the first year?” he asked. No one will know the answer to that until after open enrollment, the period when people can sign up for insurance, which starts in October. Kopi pekat melekat tanpa gula dan makanan (tak ingat) tanpa garam. Begitulah cantiknya perencanaan kejadian alam semesta ciptaan Allah tuhan semesta alam ini. Setiap kejadian itu diciptakan berpasang-pasangan, Ada cantik Ada hodoh, Ada Rajin Ada Malas, Ada untung Ada rugi, Ada kaya Ada miskin. Fikirkanlah disebalik rahsia kejadian alam semesta yg sebegini aturannya. 

Segala puji Hanya bagi Allah yang menciptakan segala isi alam semesta, yang pengasih lagi maha penyayang. Yang menguasai hari pembalasan. Hanya Dia yang layak kita sembah dan kepadaNya sahaja kita mohon pertolongan. Tunjukkan kami ke jalan yang lurus.... 

Kehidupan mereka yang pernah mengalami kejatuhan atau dugaan yg mencabar samada dalam perjalanan kerjaya, berkeluarga, hubungan sesama manusia mahupun perniagaan ternyata memberikan satu kematangan hidup dan Impact yg agak ketara berbanding mereka yang kurang melalui fasa yg mencabar seperti di atas. Kepada mereka yang agak kukuh imannya dan tahu mensyukuri nikmat pemberiannya dariNya, dugaan dan cabaran hidup bakal melonjakkan mereka ke satu aras keimanan dan kematangan yg agak meningkat. 

Bagaimanapun kepada mereka yang tidak mensyukuri Nikmat Allah akan sentiasa mengeluh dan mencari salah samada di pihak sendiri atau orang lain. Golongan ini lupa bahawa segala nikmat kesenangan, kemewahan mehupun kesukaran hidup adalah lumrah kehidupan dan bersifat sementara. Segala Nikmat boleh diambil olehNya pada bila-bila masa sahaja. Dialah tuhan yg berkuasa atas segala sesuatu. Saya bersyukur kerana sepanjang kehidupan saya selama 42 tahun ini, saya telah melalui pelbagai ujian dan cabaran yg ternyata memberikan saya satu pengalaman dan kekuatan untuk menghadapi dugaan yang lebih perit dan mencabar. Betullah seperti kata pepatah, berhata-hati dengan apa yang anda sebut kerana ianya kelak kan menjadi nyata kepada diri anda sendiri. Begitu juga berhati-hati dengan apa yang anda fikirkan kerana kelak ia akan menjadi nyata.

Bersyukurlah dengan segala apa yang kita Nikmati sekarang dan sebelumnya... Semoga ianya menjadi titik tolak kepada penyucian jiwa dan pembersihan hati. Maafkanlah orang disekeliling dan hapuskan dendam  Jiwa bersih hati suci ketenangan pasti menjadi milik kita.

Property Investment being well accepted in all part of the world as a stable investment vehicles. If not for investment we still buy a property at least for our own stay. However property investment is not like putting your money in a cash investment vehicles like Fix Deposit or a Mutual Fund. You need to prepare some money for your Legal Fees and Stamping Fees. The more expensive your property, the more you have to spare on both of it. The beauty of Property Investment is that, you can see, touch and feel and you can use other people money (Banks) to own the property. To make your first millions you dont need to have cash RM1,000,000. RM100,000 can make you RM1,000,000 if you choose the right property with the right location and right timing. You don't have to be expert to invest in property. With a help from a friend or a Real Estate agent like me, you can start planning to own one. What you need to choose is a property with the right location, timing and brand and a clean Credit Control Rating (CCRIS). With a small capital you can start to own a small property. Understand your cash flow and liability before you decide to make a Property Investment. 1- If you just started your career/working/business, keep aside to save some money and avoid taking high debt commitment, such as expensive car. 2- Start taking small debt such as, credit card or personal loan. Remember this is for the banker to see your CCRIS that you are a good pay master. Dont over spent ya..ha..ha..If you dont have any loan commitment, the problem now is the Bank usually will approve to a maxima of 80% loan margin only. I had experienced this with my client before. You can ask your banker if you dont trust me. 3- Be a good pay master, pay your existing loan before the due date. This is to maintain a good payment record from you CCRIS. 4- Live within your means, dont buy thing because you want to show off. Syukur with whatever you have in life. - hartanahmalaya

SC Lantik Lapan Penyedia Skim Persaraan Swasta ?

KUALA LUMPUR – Suruhanjaya Sekuriti Malaysia (SC) mengumumkan senarai lapan pengantara yang diluluskan sebagai penyedia Skim Persaraan Swasta (Penyedia PRS).

SC melalui satu kenyataan media memberitahu, lapan penyedia PRS terbabit ialah ........ Adakah Principal anda termasuk di dalam senarai tersebut??

Menurut kenyataan itu, lapan penyedia PRS terbabit dipilih berdasarkan kemahiran organisasi berkenaan dalam pengurusan pelaburan dan dana pencen, serta pengalaman mereka dalam pengurusan pencen global, kekukuhan kewangan, struktur tadbir urus dan model perniagaan yang dicadangkan.

Tambah kenyataan itu, kelulusan penyedia PRS berikutan penerbitan dan pengumuman dalam bulan Disember tahun lalu mengenai “Peraturan Kelayakan bagi Penyedia Skim Persaraan Swasta” SC (Garis Panduan Kelayakan) yang menetapkan jangkaan dan peraturan bagi pihak yang berminat dan layak menjadi Penyedia PRS.

Selain itu kata kenyataan tersebut, SC turut mengeluarkan Garis Panduan Skim Persaraan Swasta yang menetapkan peraturan pengawalseliaan dan pengoperasian yang perlu dipatuhi oleh penyedia PRS, pemegang amanah skim PRS dan pelaburan skim PRS.
